PROJECT DESCRIPTION:
This 100,000 square foot Occupied – Rehabilitation/Modernization project consists of (119) apartment units, (1) Activity Building and (1) Maintenance Building. The project is spread out over a 10+ acre site, with 8 separate cul-de-sacs. A total of (33) individual wood framed, single story apartment buildings with a mix of 2, 3 and 4 bedroom floor plans. (6) units required complete Accessible Modifications to interior and exterior for full (ADA) units. The rehabilitation project included a complete demolition effort to remove all existing finishes on interior and exteriors of all buildings. Complete new electrical wiring and HVAC systems were installed, repairs to site sewer and water systems, site lighting, removal of all existing landscaping and a complete new landscape, planting and irrigation install. The interior rehabilitation included a complete new electrical and mechanical distributions system, plumbing fixtures, drywall/paint finishes, new cabinets, flooring and appliances. The modernization incorporated Energy Star compliant/certified construction as well. This LIHTC project is regulated by HUD and the SNVRHA and included certified Davis-Bacon wage requirements. B & H Construction, Inc. self-performed all demo, rough and finish carpentry, drywall and painting.
