PROJECT DESCRIPTION:
This 65,100 sf Rehabilitation project consists of (35) single story townhouse apartment buildings, (10) single story non-dwelling laundry and community structures, totaling (125) apartment units. The project is spread out over a 13-acre site. Masonry and wood structure buildings with a mix of studio, 1 and 2 bedroom floor plans. (66) of the total units for this project consisted of full-gut rehabilitation work including asbestos abatement, new walls, windows & doors, roofing, interior mechanical, plumbing and electrical, cabinets and tops, appliances, flooring, interior & exterior painting, units built to meet full ADA Compliance. (59) of the total units for this project consisted minor renovation work including minor interior repairs, new roofing, painting, flooring and appliances. The project included site grading and infrastructure upgrades for utilities, roads, walks, amenities and finish landscaping. Each apartment building and unit built to meet NHD Energy Star requirements as well as specific QAP amenities such as a playground, dog park and other community spaces.
This LIHTC project is regulated by HUD and the SNVRHA and included certified Davis-Bacon wage requirements. B & H Construction, Inc. self-performed all demolition, rough and finish carpentry, drywall, painting, cabinetry, and site grading.
